How much does a home cost in Ada, MI?

As of 2026, the median home value in Ada is approximately $650,000, with homes typically going pending in around 11 days. Ada is a competitive, low-inventory market where custom and executive-style homes are common and often sell at or above asking price. The upper end of the market — riverfront lots, new construction, and design-forward custom homes — regularly trades well above that median.

What are home prices like in Cascade Township and Forest Hills?

Cascade Township and the Forest Hills area generally see median prices in the $570,000–$730,000+ range depending on the specific neighborhood and street. Homes in this corridor commonly sell within 11–14 days and often at or slightly above list price. Forest Hills is not a city — it is a school district that overlaps Ada, Cascade, and parts of surrounding townships, so the "Forest Hills" label covers a wide geographic area with meaningful variation in price by location.

Is Forest Hills a good school district?

Yes. Forest Hills Public Schools is widely regarded as one of the top-performing school districts in Michigan and is a major driver of sustained demand and home values throughout the Ada, Cascade, and Forest Hills area. The district consistently ranks among the top 5–10% of Michigan districts on state assessments, and its reputation is a primary reason families relocate to this corridor specifically. If you are buying in Ada or Cascade and your children will be school-age, you are almost certainly buying into FHPS.
