If you are searching for a home in the $650,000–$750,000 range in West Michigan, you have almost certainly found yourself comparing Ada, Cascade, and Forest Hills. They are all served by excellent schools, they are all within 20 minutes of downtown Grand Rapids, and they all attract buyers who care about quality, community, and long-term value.
But $700,000 buys meaningfully different things in each of these markets — different lot sizes, different home styles, different neighborhoods, and different day-to-day lifestyles. Here is an honest, ground-level comparison from a broker who works all three areas every day.
What $700K Buys in Ada
In Ada, $700,000 is a competitive but achievable price point. At this budget you are looking at:
- A well-maintained 2,500–3,200 square foot home on a wooded or established lot, likely in a neighborhood like Green Tree Farms or one of the custom-home enclaves off Knapp or Conservation - Homes built primarily in the 1990s and 2000s, some with original finishes, some with thoughtful updates - A lot size of roughly half an acre to one acre, depending on the neighborhood - Forest Hills Eastern High School assignment in most cases - Walking distance or a short drive to downtown Ada village — Luna, Zeytin's, Myrth, the farmers market, the covered bridge
What you are paying for in Ada at this price point is primarily location and community character. The Ada village is genuinely walkable and genuinely distinctive — it is not a strip mall with a coffee shop, it is a real downtown that residents use. The riverfront trails, Seidman Park, and the Thornapple River access add outdoor amenity that is hard to replicate.
The trade-off at $700K in Ada is that you may be buying a home that needs some updating. The truly turnkey homes in Ada's most desirable neighborhoods tend to push above $800K. At $700K, you are often getting excellent bones and a great lot, with the opportunity to update finishes over time.
What $700K Buys in Cascade
In Cascade, $700,000 is a strong mid-market price point that opens up a wider range of options than the same budget in Ada. At this budget you are looking at:
- A 2,800–3,500 square foot home on a generous lot — often half an acre to two acres, with mature landscaping - More variety in home style: mid-century ranches, traditional colonials, and transitional builds are all represented - Homes that may have been more recently updated, since Cascade has seen significant renovation activity in this price range - Forest Hills Central or Forest Hills Northern school assignment, depending on your specific location - Quick access to the Gerald R. Ford International Airport (15 minutes), downtown Grand Rapids (15 minutes), and the Cascade Road dining and retail corridor
Cascade's value proposition at $700K is space and convenience. You tend to get more square footage, more lot, and easier access to the airport and south Grand Rapids than you would in Ada at the same price. The trade-off is that Cascade does not have Ada's walkable downtown village — the character here is more suburban, more established, and more oriented around the car.
For buyers who travel frequently, have family in the area, or work on the south side of Grand Rapids, Cascade's location advantages are real and meaningful.
What $700K Buys in Forest Hills
Forest Hills is not a single neighborhood — it is a collection of communities defined by the Forest Hills Public Schools district. At $700,000 within the Forest Hills boundary, you are looking at:
- A range of options depending on which part of the district you are targeting: Ada Township neighborhoods at the higher end of what $700K can do, Cascade Township neighborhoods at the more comfortable end, and Grand Rapids Township neighborhoods at the most accessible end - Forest Hills Central, Eastern, or Northern assignment depending on location - Homes that vary significantly in age, style, and condition — the Forest Hills district is large enough that $700K means different things in different parts of it
The Forest Hills label is primarily a school district designation, not a neighborhood character. What you are buying at $700K in Forest Hills is access to the district, and the specific neighborhood character depends entirely on where within the district you land.
For buyers whose primary driver is school access, the Forest Hills district at $700K offers the most options — you can find homes at this price point in multiple neighborhoods within the boundary.
