Cascade, MI Real Estate — August 2026 Market Overview
Cascade Township enters August with tighter inventory than a year ago — active listings are down roughly 13% year-over-year — which continues to support prices in the mid-range and keep the market tilted toward sellers in the $600,000 to $900,000 segment. Median sold prices are tracking around $645,000, with listing prices running higher at approximately $770,000, reflecting the gap between seller expectations and where buyers are actually transacting.
Days on market in Cascade are running around 24 days — slightly longer than Ada's 7-day median, but still well within the range of a healthy seller's market. Sale-to-list ratios are holding at or near 100%, which means sellers are generally getting what they ask for when they price accurately.
The $1 Million and Above Segment
The pattern I am seeing on the ground matches what the data suggests: homes priced above $1 million in Cascade are taking longer to sell. This is not unique to Cascade — it is consistent across Ada and Forest Hills Public Schools area as well — but it is particularly relevant in Cascade, where a meaningful portion of the inventory sits in the $1 million to $1.5 million range.
Buyers at that price point are patient, well-informed, and have options. They are comparing Cascade homes to new construction in the area, to Ada riverfront properties, and to Forest Hills Public Schools area listings in the same range. If your home is priced above $1 million and it has been on the market for more than 30 days without an offer, the conversation needs to shift — either on price, on preparation, or both.
What Is Moving in Cascade Right Now
The homes performing well in Cascade this August are in the $600,000 to $900,000 range, are priced accurately for their condition, and have been prepared with the buyer's experience in mind. Cascade buyers are experienced homeowners. They notice the difference between a home that has been maintained and one that has been deferred. They notice finish quality, lot character, and the kind of detail that tells you whether a home was loved.
Homes near Cascade Township parks, along the Thornapple River corridor, and in the established neighborhoods off Cascade Road have seen consistent activity. Wooded lots continue to command a premium — a home on a mature half-acre will outperform an identical home on a cleared lot, all else being equal.
Seller Strategy for August
If you are considering listing in Cascade this fall, start the preparation conversation now. The fall market typically re-engages in late September, and the homes that perform best are the ones that have had time to be properly prepared — not rushed to market in October.
A pre-listing walkthrough is worth serious consideration in the current environment. It allows you to address issues before they become negotiating points, and in a market where buyers above $1 million have leverage, removing uncertainty from the transaction is a genuine competitive advantage.
