Forest Hills Public Schools Area Real Estate — August 2026 Market Overview

Of all the markets I cover in West Michigan, Forest Hills Public Schools area is showing the tightest inventory picture heading into August. Active listings are down approximately 25% year-over-year — a significant contraction that is keeping the market competitive for buyers and favorable for sellers in the mid-range. Median listing prices are around $799,000, with median sold prices tracking closer to $617,000, reflecting a mix of smaller and larger homes transacting across a wide geographic area.

Sale-to-list ratios are holding at 100% or slightly above, and days on market are running around 24 days — consistent with Cascade and slightly longer than Ada's 7-day median. The Forest Hills Public Schools district continues to be the single most powerful driver of sustained demand in this corridor, drawing buyers from Detroit, Chicago, Indianapolis, and beyond who are specifically seeking FHPS enrollment for their children.

The $1 Million and Above Segment

As in Ada and Cascade, homes priced above $1 million in the Forest Hills Public Schools area are taking longer to sell in August. The luxury buyer pool is smaller, more deliberate, and has more options than it did 18 months ago. Homes in the $1 million to $1.5 million range are seeing days on market stretch to 45 to 60 days in some cases, and sellers who priced optimistically in the spring are now having the pricing conversation they should have had earlier.

This does not mean luxury homes are not selling — they are. But the expectation of a quick, multiple-offer sale above $1 million is no longer realistic in most cases. Sellers in that range need a strategy, not just a sign in the yard.

The Forest Hills Public Schools district is the answer to almost every question about why this market holds up as well as it does. FHPS consistently ranks among the top school districts in Michigan, and for relocating families — particularly those coming from larger metros — it is often the primary filter before price, before commute, before anything else.

For buyers coming from Chicago, Detroit, or the coasts, the value proposition within the Forest Hills Public Schools area is genuinely compelling: top-rated schools, no local income tax, 15 to 25 minutes from downtown Grand Rapids, and home prices that are a fraction of comparable suburbs in their origin markets. That buyer profile is not going away, and it is a meaningful part of why Forest Hills Public Schools area inventory stays tight even as the broader Michigan market softens.

If you are a buyer in the Forest Hills Public Schools area, the inventory picture means you cannot afford to be slow. Well-priced homes in the $600,000 to $900,000 range are still generating competition, and the 24-day median does not mean you have three weeks to think about it — it means some homes are pending in a week and others are sitting for six weeks, and the difference is almost always price and preparation.
