Cascade, MI Real Estate — Summer 2026 Market Overview

Cascade Township has long been a favorite for buyers who want the combination of established neighborhood character, mature landscaping, and easy access to both downtown Grand Rapids and the Gerald R. Ford International Airport. That appeal has not diminished. If anything, the past 18 months have reinforced Cascade's position as one of Kent County's most stable and desirable markets for move-up and luxury buyers.

Median sale prices in Cascade are currently in the $600,000–$800,000 range for the segments we work in most, with luxury properties on larger wooded lots or along the Thornapple River corridor commanding $1 million and above. The market at those price points is more patient than Ada — homes may take 30–45 days to find the right buyer — but well-positioned properties are absolutely selling, and sellers who invest in presentation are being rewarded.

The Cascade Buyer Profile

The buyers we see most often in Cascade are move-up buyers coming from Grand Rapids or other West Michigan communities, as well as relocating professionals drawn to the area by healthcare, manufacturing, and finance employers in the region. They tend to be experienced homeowners who know what they want: space, privacy, quality construction, and a neighborhood that feels established rather than newly developed.

What this buyer values most, in our experience, is lot quality and finish quality. A home on a wooded half-acre with mature hardwoods will outperform an identical home on a cleared lot, all else being equal. And in the interior, buyers notice the difference between builder-grade finishes and homes where real care has been taken — custom cabinetry, quality countertops, thoughtful lighting, and the kind of detail work that tells a story about how the home was lived in and maintained.

What Is Moving and What Is Sitting

The Cascade homes that are moving well right now share a few qualities: they are priced accurately for their condition, they photograph beautifully, and they have been prepared with the buyer's experience in mind. Homes near Cascade Township parks, along the Thornapple River, and in the established neighborhoods off Cascade Road have seen consistent activity this spring.

Homes that are sitting tend to be overpriced for their condition or have not been updated to meet current buyer expectations. The Cascade market is patient but not forgiving — a home that is priced $50,000 above where it should be will sit, and the longer it sits, the more negotiating leverage shifts to the buyer.

Seller Strategy for Summer 2026

If you are considering selling in Cascade this summer, the most important conversation to have is about pricing and preparation. A pre-listing inspection is worth serious consideration — it allows you to address issues before they become negotiating points, and in a competitive offer situation, it gives buyers the confidence to move forward without an inspection contingency.

Staging matters here more than in many markets. Cascade buyers are often comparing your home to new construction options in the area, so presenting your home at its absolute best — decluttered, well-lit, and styled to show the quality of the space — is not optional. It is the difference between a strong sale and a long listing.

Looking Ahead

Cascade's market tends to follow Ada's seasonal rhythm: active through August, quieter in September, then a solid fall push. If you are a buyer, this summer offers a reasonable window before fall competition picks up. If you are a seller, the next 60 days are your best opportunity to capture motivated buyers who want to be settled before the school year begins.
