Catamount, Ada Township — Summer 2026 Market Update

Catamount occupies a specific and irreplaceable position in the Ada Township real estate market. It is one of the only true gated communities in the area, with two separate entrances off Knapp Court and Grand River Drive, over 90 homes on wooded and rolling lots, and a level of construction quality that reflects the craftsmen who built it. It is not a neighborhood you stumble into — you seek it out.

As of June 2026, homes in Catamount are trading in a range from approximately $600,000 to over $1.5 million. The upper end of that range is reserved for fully updated or custom-finished properties on the best lots — those with the most privacy, the strongest tree cover, and the highest-quality interior work. The lower end represents homes that are well-maintained but have not been significantly updated in recent years.

The Catamount Buyer

The buyers we see most often in Catamount are experienced homeowners who know exactly what they want. They have often owned multiple homes, they understand quality construction, and they are specifically seeking the privacy and community character that a gated neighborhood provides. Many are downsizing from larger properties and want a home that is easier to maintain without sacrificing the quality of their environment. Others are move-up buyers who have been watching the neighborhood for years and are ready to make the move when the right home appears.

What they share is a discerning eye. Catamount buyers notice the difference between a home that has been maintained with care and one that has not. They notice the quality of the millwork, the condition of the exterior, the character of the lot. Presentation matters enormously here.

Market Conditions: Low Turnover, High Demand

Turnover in Catamount is genuinely low. Residents stay. This is not a neighborhood where people buy and sell every few years — it is a neighborhood where people put down roots. That means inventory is limited at any given time, and when a home does come to market, it attracts serious attention quickly.

The homes that are moving well right now are those that have been updated to meet current buyer expectations: kitchens with quality countertops and cabinetry, updated primary suites, and exteriors that have been maintained or refreshed. The all-brick, cedar shake, and stucco construction that characterizes Catamount holds up beautifully when maintained — and buyers can tell the difference.

For Sellers: Timing and Preparation

If you own a home in Catamount and are considering selling, the summer market is a strong window. The combination of limited inventory and consistent buyer demand means that a well-positioned home has a real opportunity to generate strong interest and strong offers.

The most important investment you can make before listing is in preparation and presentation. Professional photography is essential — Catamount homes have character and setting that needs to be captured properly. Staging that shows the scale and quality of the spaces matters. And pricing that reflects both the market and the specific qualities of your property — lot position, condition, finish level — is what separates a strong sale from a long listing.

For Buyers: Be Ready to Move

If Catamount is on your list, the advice is simple: be ready. Get fully pre-approved, know what you are looking for, and be prepared to act decisively when the right home appears. In a neighborhood with this level of demand and this little inventory, hesitation is expensive.
